Project Manager (Property Condition Assessment – New York)

Merritt & Harris, Inc. is seeking a property condition assessment (PCA) Project Manager for its New York City (Manhattan Financial District) office.

The position involves the evaluation of existing buildings, determining the adequacy and appropriateness of the construction, and the writing of a descriptive report.  The work involves a variety of project types and building sizes.  The PCA Project Manager will determine each project’s:

• Quality of design and appropriateness of materials
• General compliance with national building codes
• Deficiencies in design, construction and/or maintenance that might lead to maintenance or capital expenditure for prospective purchasers or mortgage lenders
• Estimated costs to rectify deficiencies 

No design work is performed by the firm and the PCA Project Manager will be writing reports to established formats on a company PC (Word and Excel).

The job requires travel and field work.  The PCA Project Manager will interface directly with each project’s Clients, most of whom are commercial lending institutions (banks, insurance companies, REITs, pension funds, etc.).

Candidates should possess:

• A degree in architecture, engineering, or construction technology and more than 5 years field experience (candidates with equivalent related training and experience will be considered).  Licensed professionals and LEED AP credentials preferred.
• A good working knowledge of building types, building codes, construction methods and costs.  The ability to read and understand construction plans and specifications is mandatory
• Top quality oral and written skills
• Experience on a variety of building types including:
  • Residential and office buildings
  • Retail centers
  • Hotels
• The ability to use Microsoft Word and Excel is necessary
• A valid driver’s license and his/her own car (mileage reimbursement will be made for the use of the car).
