Property Performance Assessments at Merritt & Harris are handled by industry veterans, architects and mechanical engineers that each has over 20 years of hands-on experience observing and assessing buildings and mechanical equipment.
Our skilled team of architects and mechanical engineers first perform field observations, examining the building and property. The maintenance and repair records are then collected and examined, accompanied by an interview process with the building and property’s engineering and maintenance staff. The information is then collected and evaluated, determining both the condition of the existing building as well as an estimate of the remaining life of the building and its components.
Engineering estimates are applied to fix the deficiencies observed and replacement costs are determined for systems and equipment that can be expected to require replacement during the term of the capital expenditure schedule (normally 2 to 12 years) as requested by the client.
